Living in Hurghada: neighbourhoods, daily life and choosing a home

Living in Hurghada for Foreigners Best Areas Lifestyle and Property

Hurghada is more than a place to spend a week at a beach hotel. Some visitors stay for the winter, work remotely or return often enough to consider their own apartment. But a good holiday does not automatically tell you where you would enjoy living. A useful home search starts with ordinary life: shopping, transport, a comfortable room and the services you actually need.

Start with the way you plan to live

Will you stay a few weeks, several months or most of the year? Do you want to walk to shops, spend time in a quieter residential setting or live within a resort community? Make a list of essentials before comparing apartments. The area matters, but the building and the street can make just as much difference.

Neighbourhoods and coastal communities to compare

The following places offer different settings. This is a starting point for viewings, not a ranking that fits every buyer.

El Kawther: everyday convenience

Consider El Kawther if you want a residential neighbourhood with shops, cafés and other daily services nearby. Visit the streets around a shortlisted building, check the actual walking route to your regular errands and look at building upkeep. Being in a convenient district does not guarantee that every apartment is quiet or well maintained.

El Mamsha: a livelier setting

The touristic promenade may appeal if you enjoy walks, restaurants and activity outside your front door. Check the position of the individual building and visit in the evening as well as during the day. A location that feels lively on holiday can feel noisy during a long stay.

Al Ahyaa: compare the development and its surroundings

Al Ahyaa lies to the north of central Hurghada, towards El Gouna. When viewing a newer residential or resort-style project, look beyond the gates. Check access roads, nearby construction, the shops you would use and what any advertised beach access actually includes.

Magawish: space and your daily routes

Magawish is worth considering if you are looking for a residential setting away from the busiest visitor areas. Check how a specific address fits your routine. If you do not drive, work out how you would reach shops and appointments rather than judging the location from the map alone.

Sahl Hasheesh, El Gouna and Somabay

These are coastal destinations to compare with city living, not interchangeable neighbourhoods. Sahl Hasheesh lies south of central Hurghada; El Gouna lies to the north; Somabay is farther south along the coast. Explore the particular community and property rather than assuming every home includes the same facilities. Confirm beach access, service charges, transport and the conditions for using shared amenities. Their official websites are useful for understanding the destinations, but do not replace the documents for your chosen apartment.

What daily life will cost you in time and convenience

Walk the route to a supermarket and pharmacy. Think about cooking at home, eating out and whether imported brands are important to you. Check transport needs at the times you will actually travel. If you have specific healthcare needs, verify the relevant services, insurance arrangements and medication availability directly rather than relying on a property description.

Working from home

Test internet access in the actual apartment and find a realistic place for a desk. Listen for noise during your usual call times. Our remote-work viewing checklist explains what to check.

Rent first or buy?

A rental stay can help you test an unfamiliar area outside the holiday routine. If you return regularly and want to buy, compare ownership costs as well as the purchase price: furnishing, utilities, maintenance and any confirmed service charges. A studio, one-bedroom apartment and family home solve different needs. Inspect the layout and usable space rather than choosing only by the number of rooms.

If you may rent the home out

Check the contract, development rules and requirements for your circumstances before offering the apartment to guests. Include cleaning, management, repairs and periods without bookings in your planning. Rental income is not guaranteed. If you will be abroad, our guide to looking after your property can help you prepare questions for a service provider.

Before reserving a property

Confirm the exact unit, plan, area, specification, current price and written payment schedule. Establish which charges and equipment are included. Have the documents and the seller’s authority checked by an independent legal professional before making a significant commitment. Requirements depend on the particular transaction.

Ask NGI for a focused shortlist

Tell us your likely length of stay, budget, bedroom needs and whether you plan to drive. Mention any essential requirements, such as step-free access, workspace or a quieter position. Browse NGI’s projects or send a consultation request so we can compare options against your needs.
