Buying a beachfront apartment in Hurghada: questions for UK buyers

Best Places to Live and Invest in Hurghada Near the Red Sea

Searching for a beachfront apartment in Hurghada from the UK can be exciting, but attractive photographs and a sea-view headline are not enough to compare properties properly. A home described as “beachfront” may offer direct access, access through a neighbouring development, a beach-club arrangement or simply a location near the coast. Those are different experiences, with potentially different costs and conditions.

This guide is for UK-based buyers considering a holiday home, a winter base or a property they may rent out when they are away. It sets out practical questions to ask before paying a reservation fee or deposit. The answers should be confirmed for the specific unit and development, not assumed from general advertising.

1. What does “beach access” actually include?

Ask whether the apartment has direct access to a beach, access through a private beach club or access via a separate agreement. Check whether access is included for owners and their guests, whether annual fees apply, how far the entrance is from the building and whether the arrangement is written into the relevant documents. A sea view alone does not establish a right to use a beach.

2. Is the sea view from the apartment or only from shared facilities?

Request a floor plan and a photograph or video taken from the actual unit level and orientation. Ask about surrounding plots and any planned construction that could affect a view. Marketing images of a development’s rooftop or pool should not be treated as the view from every apartment.

3. How much space will you actually use?

Compare internal living area, terrace, garden and roof area separately. A listing that combines them into one headline figure can make two very different apartments look similar. Ask for a dimensioned plan, room sizes and a clear breakdown of any outdoor space. If a rooftop is advertised as private, ask which unit it belongs to and how access and use are documented.

4. What documents should an independent lawyer review?

Before committing money, have an independent Egyptian property lawyer review the seller’s authority, the unit’s documentation, the contractual description, payment terms and any relevant registration or transfer requirements. The documents required and the route to ownership can depend on the property and buyer. Do not rely on a generic promise that every unit has the same legal status.

5. If it is off-plan, what is the written handover position?

Ask for the contractual delivery date, what “delivery” includes, construction progress and the agreed process if the handover is delayed. A furnished marketing render is not evidence that a building or facility is completed. If you plan to use the apartment during a particular UK winter, build in contingency rather than basing flights and stays on an unverified estimate.

6. What is the full payment schedule?

Put the headline price aside for a moment and request a written schedule showing the reservation amount, deposit, instalment dates, currency, any cash-payment discount and what happens if an instalment is late. Ask about bank-transfer charges and the exchange-rate basis where relevant. Confirm whether the reservation amount is refundable and under what conditions before sending it.

7. What will you pay after purchase?

Check maintenance charges, how they are calculated, what they cover and whether separate fees apply for pools, lifts, security, beach access, utilities, furnishing or property management. If there is an advance maintenance payment, clarify whether recurring charges may still arise. A low entry price does not necessarily mean low ownership costs.

8. Which facilities are operating now?

Request a distinction between completed amenities, those under construction and those planned for a later phase. Ask which facilities owners may use and whether guests or tenants have the same access. This matters if you are choosing a property for a pool, gym, beach or resort lifestyle.

9. If you want rental income, what are the actual rules?

Ask whether short-term and long-term letting are permitted under the development’s arrangements and applicable requirements. Request evidence for any rental estimate, including occupancy assumptions and management costs. Compare potential net income after fees and periods when the apartment is empty; never treat an advertised return as guaranteed.

10. Does the location work for ordinary daily life?

A property that is ideal for a one-week holiday may not suit a three-month stay. Check the journey to groceries, pharmacies, healthcare, restaurants and transport, as well as noise, ongoing construction and internet options. Consider whether you prefer a central area such as El Mamsha or a more resort-focused setting. For a broader overview, read our guide to living in Hurghada and choosing an area.

11. How can you inspect a property while still in the UK?

Ask for a live video walkthrough of the actual unit or, for an off-plan home, a documented construction update and the corresponding floor plan. A useful walkthrough should show the entrance, windows, bathrooms, balcony or roof, shared spaces and route toward the beach. Request written follow-up for any discrepancy between the plan, video and offer.

12. Can you compare offers on the same basis?

Make a small comparison sheet for each shortlisted unit: internal area, outdoor area, floor, view, beach-access arrangement, delivery status, total price, payment schedule, maintenance, furnishings and legal-document status. This often reveals which missing answer matters more than a headline discount.

Questions UK buyers frequently ask

Can I buy without travelling to Egypt first?

Some stages may be discussed remotely, but the appropriate documentation, signing arrangements and checks depend on the transaction. Ask your independent Egyptian lawyer what can safely be handled remotely and what requires personal attendance or formal authorisation. A live video viewing is useful, but it is not a substitute for legal and physical due diligence.

Is a “private beach” automatically included in the property price?

No assumption should be made. Ask for the exact access terms and any ongoing charges in writing for the unit you are considering.

Should I choose a completed apartment or an off-plan property?

Compare your intended move-in date, tolerance for construction and delivery risk, total payment commitment and ability to inspect the finished home. Neither option is automatically suitable for every buyer.
