How to look after your Hurghada property while you live abroad

Buying an apartment in Hurghada is also a decision about how the home will be cared for between visits. For an overseas owner, a workable management plan can be as important as the floor plan. Before choosing a property, establish who checks it, who holds the keys and how you approve work. This guide covers practical organisation; it does not assume that a particular project includes management or rental services.

Define how you will use the home

Write down your expected personal visits and whether the apartment will remain empty between them. If you may let it, confirm the rules for the specific building and obtain any required professional advice before offering it to guests. Personal use and guest stays require different cleaning, access and reporting arrangements. Ask for services in writing rather than assuming a sales description includes them.

Ask for a named contact and a written scope

Identify the person responsible for routine inspections and their backup. Request a list of included tasks, inspection frequency, response arrangements and services charged separately. Distinguish the building’s shared-area maintenance from care inside your apartment. Ask who coordinates plumbing or air-conditioning repairs, and who informs you when a visit cannot take place.

Control keys and repair approvals

Keep a record of each key holder. Agree how access is logged, how keys are returned when a provider changes, and who may admit contractors. Set a written spending-approval process: routine work, urgent work and larger repairs should have clear decision routes. Ask for photographs, a quotation and an invoice, and confirm how emergencies are handled when you are unavailable.

Make inspections useful

An inspection report should identify the apartment, date and person attending. Ask for observations about visible leaks, air-conditioning performance, windows, doors and any balcony drainage that can safely be checked. Agree which appliances are tested and which checks require a qualified technician. A short dated report with photos is more useful than a general message saying everything is fine.

Separate the costs

Request a written breakdown for shared service charges, apartment inspections, cleaning, repairs and any guest-related services. Confirm billing currency, payment timing and cancellation terms. Compare the same scope across providers; a cheaper headline fee may cover fewer tasks. Keep a contingency for unexpected work without assuming that management will generate rental income.

Prepare your arrival and departure checklist

Before a visit, request a condition update and arrange cleaning or maintenance that has been approved. On departure, document the condition of the apartment, record meter readings where relevant and agree appliance and utility settings with competent local support. Keep the contact list, inventory and service documents in a folder you can access remotely.

Choose a property with an ownership plan

When comparing apartments, ask how access, available local support and maintenance responsibilities fit your travel pattern. Review the current written arrangements for the exact unit. Browse NGI’s property projects and use the private consultation form to request a shortlist and questions tailored to your intended use. Confirm any management service separately before committing.
